Z\u00a0meziro\u010dn\u00edho pohledu byl objem poskytnut\u00fdch hypot\u00e9k v z\u00e1\u0159\u00ed t\u00e9m\u011b\u0159 o 90 % vy\u0161\u0161\u00ed a meziro\u010dn\u00ed dynamika tak v\u00fdrazn\u011b zrychlila. <\/strong><!--more--><\/p>\n<p>D\u016fvodem je, \u017ee \u00fadaje se ji\u017e srovn\u00e1vaj\u00ed s\u00a0velmi n\u00edzk\u00fdmi hodnotami druh\u00e9 poloviny minul\u00e9ho roku. Mezim\u011bs\u00ed\u010dn\u011b pak objem poskytnut\u00fdch hypot\u00e9k poklesl o 3,5 %. Objemy poskytnut\u00fdch hypot\u00e9k ale b\u00fdvaj\u00ed velmi ovlivn\u011bny dan\u00fdm m\u011bs\u00edcem v\u00a0roce, po o\u010di\u0161t\u011bn\u00ed o tento vliv by objem poskytnut\u00fdch hypot\u00e9k m\u00edrn\u011b vzrostl. Hodnoty posledn\u00edch m\u011bs\u00edc\u016f sice nazna\u010duj\u00ed, \u017ee hypote\u010dn\u00ed trh m\u00edrn\u011b o\u017e\u00edv\u00e1, oproti minulosti v\u0161ak z\u016fst\u00e1v\u00e1 nad\u00e1le utlumen\u00fd. \u00darokov\u00e9 sazby v z\u00e1\u0159\u00ed pokra\u010dovaly v poklesu a dostaly se bl\u00ed\u017ee k hranici 5,7\u00a0%, co\u017e je nejni\u017e\u0161\u00ed hodnota za posledn\u00ed rok. Tr\u017en\u00ed \u00farokov\u00e9 sazby z\u016fst\u00e1vaj\u00ed rozkol\u00edsan\u00e9, jejich pr\u016fm\u011brn\u00e1 hodnota v z\u00e1\u0159\u00ed oproti srpnu m\u00edrn\u011b vzrostla, po rychl\u00e9m r\u016fstu koncem z\u00e1\u0159\u00ed v\u0161ak tyto sazby v\u00a0pr\u016fb\u011bhu \u0159\u00edjna op\u011bt poklesly a jsou na podobn\u00e9 \u00farovni jako p\u0159ed m\u011bs\u00edcem. Uveden\u00e9 informace plynou z dat \u010cBA Hypomonitoru, kter\u00fd zachycuje data v\u0161ech tuzemsk\u00fdch bank a stavebn\u00edch spo\u0159itelen poskytuj\u00edc\u00edch hypote\u010dn\u00ed \u00fav\u011bry.<\/p>\n<p><strong>Objem poskytnut\u00fdch hypot\u00e9k v z\u00e1\u0159\u00ed z\u00a0mezim\u011bs\u00ed\u010dn\u00edho pohledu m\u00edrn\u011b poklesl<\/strong><\/p>\n<p>Banky a stavebn\u00ed spo\u0159itelny dle <strong>\u010cBA Hypomonitoru<\/strong> poskytly dom\u00e1cnostem v z\u00e1\u0159\u00ed leto\u0161n\u00edho roku hypot\u00e9ky v\u00a0objemu <strong>13,6 mld. K\u010d<\/strong><strong>. Objem poskytnut\u00fdch hypot\u00e9k tak mezim\u011bs\u00ed\u010dn\u011b poklesl o 0,5 mld. K\u010d, co\u017e p\u0159edstavuje oproti srpnu pokles o 3,5 %. <\/strong>Objemy poskytnut\u00fdch hypot\u00e9k se v\u0161ak v\u00a0pr\u016fb\u011bhu roku zna\u010dn\u011b li\u0161\u00ed v\u00a0z\u00e1vislosti na sez\u00f3n\u011b, n\u011bkter\u00e9 m\u011bs\u00edce v\u00a0roce tak b\u00fdvaj\u00ed typicky siln\u011bj\u0161\u00ed a naopak. Po o\u010di\u0161t\u011bn\u00ed dat o zm\u00edn\u011bnou sez\u00f3nnost by objem poskytnut\u00fdch hypot\u00e9k v\u00a0z\u00e1\u0159\u00ed m\u00edrn\u011b mezim\u011bs\u00ed\u010dn\u011b vzrostl. Z\u00a0meziro\u010dn\u00edho pohledu se projevil vliv ni\u017e\u0161\u00ed srovn\u00e1vac\u00ed z\u00e1kladny, kdy se data srovn\u00e1vaj\u00ed s\u00a0velmi slab\u00fdm z\u00e1\u0159\u00edm minul\u00e9ho roku. Objem hypot\u00e9k z\u00a0meziro\u010dn\u00edho pohledu vzrostl o 90 %, zat\u00edmco v\u00a0srpnu n\u00e1r\u016fst \u010dinil 40 %. I p\u0159es opticky velmi siln\u00e9 meziro\u010dn\u00ed r\u016fsty ale st\u00e1le z\u016fst\u00e1v\u00e1 o 50\u00a0% ni\u017e\u0161\u00ed ne\u017e v z\u00e1\u0159\u00ed roku 2020.<\/p>\n<p>\u201e<em>\u010cesk\u00e9 dom\u00e1cnosti reaguj\u00ed pozitivn\u011b na m\u00edrn\u00fd pokles \u00farokov\u00fdch sazeb a vn\u00edmaj\u00ed i meziro\u010dn\u011b ni\u017e\u0161\u00ed ceny nemovitost\u00ed a jejich \u0161ir\u0161\u00ed nab\u00eddku. Na rostouc\u00ed popt\u00e1vce klient\u016f po \u00fav\u011brech na bydlen\u00ed se tak\u00e9 p\u0159\u00edzniv\u011b projevuje i zklidn\u011bn\u00ed ekonomick\u00e9ho prost\u0159ed\u00ed a odlo\u017een\u00e1 popt\u00e1vka po nemovitostech. \u010ce\u0161i st\u00e1le d\u00e1vaj\u00ed p\u0159ednost vlastn\u00edmu bydlen\u00ed oproti n\u00e1jemn\u00edmu, a i proto je jasn\u00e9, \u017ee p\u0159\u00edpadn\u00e9 dal\u0161\u00ed sni\u017eov\u00e1n\u00ed \u00farokov\u00fdch sazeb by popt\u00e1vku po financov\u00e1n\u00ed vlastn\u00edho bydlen\u00ed je\u0161t\u011b akcelerovalo<\/em>,\u201c <strong>uvedl Martin Va\u0161ek, gener\u00e1ln\u00ed \u0159editel Hypote\u010dn\u00ed banky a \u010cSOB Stavebn\u00ed spo\u0159itelny.<\/strong><strong>\u00a0<\/strong><\/p>\n<p><strong>Objem skute\u010dn\u011b nov\u011b poskytnut\u00fdch hypot\u00e9k bez refinancov\u00e1n\u00ed v z\u00e1\u0159\u00ed dos\u00e1hl 11,3 mld. K\u010d po srpnov\u00fdch 11,5 mld. K\u010d<\/strong>. Jde tak o m\u00edrn\u00fd mezim\u011bs\u00ed\u010dn\u00ed pokles o 1,3 %. Objem refinancovan\u00fdch \u00fav\u011br\u016f (intern\u011b \u010di z\u00a0jin\u00e9 instituce) pak \u010dinil 2,3 mld. K\u010d oproti 2,6 mld. K\u010d o m\u011bs\u00edc d\u0159\u00edve. <strong>Po\u010det nov\u011b poskytnut\u00fdch hypot\u00e9k se v z\u00e1\u0159\u00ed tak\u00e9 m\u00edrn\u011b sn\u00ed\u017eil na 3,5 tis\u00edce, st\u00e1le v\u0161ak z\u016fstal nad pr\u016fm\u011brn\u00fdm m\u011bs\u00ed\u010dn\u00edm po\u010dtem leto\u0161n\u00edho roku, kter\u00fd lehce p\u0159esahuje hranici 3 tis\u00edc. <\/strong>Nad\u00e1le se v\u0161ak jedn\u00e1 o n\u00edzk\u00fd po\u010det ve srovn\u00e1n\u00ed s\u00a0rokem 2020, kdy\u00a0se pr\u016fm\u011brn\u00fd m\u011bs\u00ed\u010dn\u00ed po\u010det nov\u00fdch hypot\u00e9k pohyboval kolem 6,7 tis\u00edc a ve v\u00fdjime\u010dn\u011b siln\u00e9m roce 2021 pak dosahoval 9,5 tis\u00edc.<\/p>\n<p>\u201e<em>Pozorujeme m\u00edrn\u00fd r\u016fst hypot\u00e9k \u010derpan\u00fdch na malometr\u00e1\u017en\u00ed byty. Aktu\u00e1ln\u011b byty 1+kk a 2+kk p\u0159edstavuj\u00ed zhruba dv\u011b t\u0159etiny z byt\u016f, na n\u011b\u017e na\u0161i klienti \u010derpaj\u00ed nov\u00e9 hypot\u00e9ky. Specificky pozorujeme r\u016fst z\u00e1jmu zejm\u00e9na o byty 1+kk, kter\u00e9 je\u0161t\u011b p\u0159ed 5 lety tvo\u0159ily zhruba p\u011btinu z nov\u00fdch hypot\u00e9k, zat\u00edmco dnes je ji\u017e zhruba ka\u017ed\u00e1 t\u0159et\u00ed nov\u00e1 hypot\u00e9ka poskytnuta pr\u00e1v\u011b na byty 1+kk,\u201c <\/em><strong>\u0159\u00edk\u00e1 Filip Hrub\u00fd, mluv\u010d\u00ed \u010cesk\u00e9 spo\u0159itelny.<\/strong><\/p>\n<p><strong>Pr\u016fm\u011brn\u00e1 hypote\u010dn\u00ed sazba v z\u00e1\u0159\u00ed d\u00e1le m\u00edrn\u011b poklesla a je nejni\u017e\u0161\u00ed za posledn\u00ed rok<\/strong><\/p>\n<p><strong>\u00darokov\u00e1 sazba u\u00a0skute\u010dn\u011b nov\u011b poskytnut\u00fdch hypote\u010dn\u00edch \u00fav\u011br\u016f v z\u00e1\u0159\u00ed d\u00e1le m\u00edrn\u011b poklesla na 5,74 %. Z\u016fst\u00e1v\u00e1 tak nejni\u017e\u0161\u00ed od \u010dervence minul\u00e9ho roku, tj. za posledn\u00ed rok. <\/strong>\u00darokov\u00e9 sazby tak v\u00a0posledn\u00edch \u010dty\u0159ech m\u011bs\u00edc\u00edch op\u011bt klesaj\u00ed, co\u017e bylo umo\u017en\u011bno postupn\u00fdm poklesem tr\u017en\u00edch \u00farokov\u00fdch sazeb. I p\u0159es uveden\u00fd v\u00fdvoj v\u0161ak z\u016fst\u00e1vaj\u00ed hypote\u010dn\u00ed sazby mezi nejvy\u0161\u0161\u00edmi za posledn\u00ed dvacet let, a\u010dkoli v\u00a0letech 2008 a 2009 se pohybovaly tak\u00e9 na obdobn\u011b vysok\u00fdch hodnot\u00e1ch. <strong>Realizovan\u00e9 \u00farokov\u00e9 sazby na rozd\u00edl od cen nab\u00eddkov\u00fdch reflektuj\u00ed skute\u010dnou re\u00e1lnou \u00farokovou sazbu u podepsan\u00fdch hypote\u010dn\u00edch smluv.<\/strong> Nab\u00eddkov\u00e9 sazby v\u00a0posledn\u00edch m\u011bs\u00edc\u00edch tak\u00e9 m\u00edrn\u011b klesaj\u00ed, st\u00e1le se v\u0161ak dr\u017e\u00ed v\u00a0pr\u016fm\u011bru m\u00edrn\u011b nad 6% hranic\u00ed, kde se pohybuj\u00ed ji\u017e v\u00edce ne\u017e rok. St\u00e1le \u010dast\u011bji lze naj\u00edt nab\u00eddkov\u00e9 sazby pohybuj\u00edc\u00ed se i pod 6% \u00farovn\u00ed.<\/p>\n<p>\u201e<em>Pr\u016fm\u011brn\u00e1 hypote\u010dn\u00ed sazba postupn\u011b m\u00edrn\u011b kles\u00e1 s\u00a0ohledem na leto\u0161n\u00ed velmi rozkol\u00edsan\u00e9 tr\u017en\u00ed \u00farokov\u00e9 sazby, kter\u00e9 jsou pro hypote\u010dn\u00ed sazby kl\u00ed\u010dov\u00e9. I p\u0159es p\u0159edpokl\u00e1dan\u00e9 sni\u017eov\u00e1n\u00ed sazeb ze strany \u010cesk\u00e9 n\u00e1rodn\u00ed banky v\u00a0pr\u016fb\u011bhu p\u0159\u00ed\u0161t\u00edho roku v\u00a0rozsahu n\u011bkolika procentn\u00edch bod\u016f budou sazby u hypot\u00e9k klesat podstatn\u011b pomaleji, proto\u017ee se odv\u00edj\u00ed od dlouhodob\u011bj\u0161\u00edch sazeb na trhu. Ty by se m\u011bly dle sou\u010dasn\u00fdch odhad\u016f na trhu sni\u017eovat jen relativn\u00ed m\u00edrn\u011b,<\/em>\u201c <strong>\u0159\u00edk\u00e1 Jakub Seidler, hlavn\u00ed ekonom \u010cesk\u00e9 bankovn\u00ed asociace.<\/strong><\/p>\n<p>Hypote\u010dn\u00ed sazby reaguj\u00ed s\u00a0m\u00edrn\u00fdm zpo\u017ed\u011bn\u00edm p\u0159edev\u0161\u00edm na v\u00fdvoj tr\u017en\u00edch \u00farokov\u00fdch sazeb del\u0161\u00edch splatnost\u00ed. Prom\u00edt\u00e1 se do nich \u0159ada faktor\u016f \u2013 nejen o\u010dek\u00e1v\u00e1n\u00fd v\u00fdvoj z\u00e1kladn\u00edch sazeb \u010cNB, ale i v\u00fdhled na inflaci, ekonomick\u00fd v\u00fdvoj \u010di dynamika obdobn\u00fdch \u00farokov\u00fdch sazeb v\u00a0zahrani\u010d\u00ed. Zm\u00edn\u011bn\u00e9 tr\u017en\u00ed \u00farokov\u00e9 sazby del\u0161\u00edch splatnost\u00ed jsou v\u00a0leto\u0161n\u00edm roce velmi rozkol\u00edsan\u00e9 a n\u011bkolikr\u00e1t se ji\u017e vyst\u0159\u00eddalo obdob\u00ed jejich r\u016fstu a poklesu. Tot\u00e9\u017e plat\u00ed i pro v\u00fdvoj v\u00a0posledn\u00edm m\u011bs\u00edci, kdy p\u0159\u00edslu\u0161n\u00e9 sazby strm\u011b vzrostly v\u00a0souvislosti s\u00a0v\u00fdvojem \u00farokov\u00fdch sazeb v\u00a0zahrani\u010d\u00ed, za\u010d\u00e1tkem \u0159\u00edjna ale za\u010daly op\u011bt klesat. Jejich pr\u016fm\u011brn\u00e1 \u00farove\u0148 za z\u00e1\u0159\u00ed byla sice nejvy\u0161\u0161\u00ed za posledn\u00ed 4 m\u011bs\u00edce, v\u00a0sou\u010dasnosti se ale nach\u00e1z\u00ed na obdobn\u00fdch hodnot\u00e1ch jako p\u0159ed m\u011bs\u00edcem a pod pr\u016fm\u011brem leto\u0161n\u00edho roku.<\/p>\n<p><strong>Pr\u016fm\u011brn\u00e1 velikost hypot\u00e9ky v z\u00e1\u0159\u00ed pokra\u010dovala v\u00a0m\u00edrn\u00e9m r\u016fstu <\/strong><\/p>\n<p>Pr\u016fm\u011brn\u00e1 v\u00fd\u0161e hypot\u00e9ky v\u00a0z\u00e1\u0159\u00ed pokra\u010dovala v\u00a0m\u00edrn\u00e9m r\u016fstu a dostala se na nejvy\u0161\u0161\u00ed hodnotu od dubna minul\u00e9ho roku, kdy tak\u00e9 \u010dinila 3,18 mil. K\u010d. Nejvy\u0161\u0161\u00ed pr\u016fm\u011brn\u00e1 hypot\u00e9ka byla dosa\u017eena v\u00a0listopadu 2021 a \u010dinila 3,46 mil. K\u010d, od t\u00e9 doby se postupn\u011b sni\u017eovala a sv\u00e9 nejni\u017e\u0161\u00ed \u00farovn\u011b dos\u00e1hla v\u00a0lednu leto\u0161n\u00edho roku ve v\u00fd\u0161i 2,83 mil. K\u010d. Od t\u00e9 doby se postupn\u011b zvy\u0161uje.<\/p>\n<p>R\u016fst hypote\u010dn\u00edch sazeb o jeden procentn\u00ed bod znamen\u00e1 pro pr\u016fm\u011brnou velikost hypot\u00e9ky zv\u00fd\u0161en\u00ed m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky o zhruba 1,5 tis\u00edce K\u010d. Ve srovn\u00e1n\u00ed s 2% \u00farokovou sazbou, kter\u00e1 byla na trhu b\u011b\u017en\u00e1 v d\u0159\u00edv\u011bj\u0161\u00edch letech, tak znamen\u00e1 sou\u010dasn\u00e1 hypote\u010dn\u00ed sazba n\u00e1r\u016fst m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky u pr\u016fm\u011brn\u00e9 hypot\u00e9ky zhruba o 6 tis\u00edc K\u010d. Spl\u00e1tka hypot\u00e9ky ve v\u00fd\u0161i jednoho milionu korun s 30 letou splatnost\u00ed se sou\u010dasn\u00fdmi \u00farokov\u00fdmi sazbami se pohybuje kolem 6 tis\u00edc K\u010d.<\/p>\n<p><strong>Za cel\u00fd rok 2022 se propadla aktivita na hypote\u010dn\u00edm trhu o 64 %<\/strong><\/p>\n<p><strong>Za cel\u00fd rok 2022 poskytly banky a stavebn\u00ed spo\u0159itelny hypote\u010dn\u00ed \u00fav\u011bry v objemu 197 mld. K\u010d,<\/strong> z toho \u010dist\u011b nov\u00e9 <strong>\u00fav\u011bry bez refinancov\u00e1n\u00ed \u010dinily 162 mld. K\u010d<\/strong>. Meziro\u010dn\u011b se jednalo o propad ve v\u00fd\u0161i 63,6 % v\u00a0p\u0159\u00edpad\u011b v\u0161ech hypot\u00e9k, a 57 % v\u00a0p\u0159\u00edpad\u011b skute\u010dn\u011b nov\u011b poskytnut\u00e9ho objemu. A\u010dkoli rok 2021 byl z\u00a0pohledu aktivity na hypote\u010dn\u00edm trhu v\u00fdjime\u010dn\u00fd a meziro\u010dn\u00ed propad v\u00a0roce 2022 byl o\u010dek\u00e1vateln\u00fd, aktivita na hypote\u010dn\u00edm trhu byla v\u00a0lo\u0148sk\u00e9m roce t\u00e9m\u011b\u0159 o 40 % ni\u017e\u0161\u00ed i ve srovn\u00e1n\u00ed s\u00a0rokem 2020. A to je pot\u0159eba br\u00e1t v\u00a0potaz i skute\u010dnost, \u017ee prvn\u00ed polovina minul\u00e9ho roku byla je\u0161t\u011b relativn\u011b siln\u00e1 a teprve druh\u00e9 pololet\u00ed roku 2022 uk\u00e1zalo, jak se citeln\u011b hypote\u010dn\u00ed trh ochladil.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<div class=\"mh-excerpt\"><p>Banky a stavebn\u00ed spo\u0159itelny poskytly v z\u00e1\u0159\u00ed hypote\u010dn\u00ed \u00fav\u011bry za 13,6 mld.
