Z\u00e1jem o p\u016fj\u010dky na bydlen\u00ed meziro\u010dn\u011b vzrostl o t\u0159etinu. \u017divotn\u00ed n\u00e1klady a vysok\u00e9 ceny nemovitost\u00ed \u010cech\u016fm komplikuj\u00ed situaci, uvedli na tiskov\u00e9 konferenci z\u00e1stupci \u010cesk\u00e9 bankovn\u00ed asociace.<\/strong><!--more--><\/p>\n<p>P\u011btina \u010cech\u016f v p\u0159\u00ed\u0161t\u00edch n\u011bkolika letech pl\u00e1nuje sjedn\u00e1n\u00ed hypot\u00e9ky. Meziro\u010dn\u011b je to o t\u0159etinu v\u00edc. Polovina ale musela sv\u00e9 pl\u00e1ny kv\u016fli vy\u0161\u0161\u00edm \u017eivotn\u00edm n\u00e1klad\u016fm a inflaci odlo\u017eit. V\u00edce ne\u017e kdy jindy se zam\u011b\u0159uj\u00ed na v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky a \u00faroky, zat\u00edmco v minulosti rozhodovalo doporu\u010den\u00ed bankovn\u00edho poradce nebo rodiny. Ka\u017ed\u00fd t\u0159et\u00ed \u010cech nav\u00edc o\u010dek\u00e1v\u00e1, \u017ee ceny nemovitost\u00ed v n\u00e1sleduj\u00edc\u00edch letech je\u0161t\u011b porostou. Vyplynulo to ze spole\u010dn\u00e9ho dubnov\u00e9ho pr\u016fzkumu \u010cesk\u00e9 bankovn\u00ed asociace a v\u00fdzkumn\u00e9 agentury Ipsos.<\/p>\n<h4><span style=\"font-size: medium;\"><b>Hypote\u010dn\u00ed trh o\u017e\u00edv\u00e1, rostouc\u00ed \u017eivotn\u00ed n\u00e1klady komplikuj\u00ed lidem situaci<\/b><\/span><\/h4>\n<div><span style=\"font-size: medium;\">T\u00e9m\u011b\u0159 dv\u011b t\u0159etiny \u010cech\u016f bydl\u00ed ve vlastn\u00edm \u2013 37 % m\u00e1 d\u016fm, 28 % byt. Ka\u017ed\u00fd t\u0159et\u00ed \u017eije v pron\u00e1jmu.\u00a0<b>Ti, kte\u0159\u00ed nemovitost vlastn\u00ed, si ji nej\u010dast\u011bji po\u0159\u00eddili na hypot\u00e9ku (32 %)<\/b>, ka\u017ed\u00fd \u010dtvrt\u00fd pak z vlastn\u00edch \u00faspor.\u00a0<b>P\u011btina \u010cech\u016f po\u0159\u00edzen\u00ed bydlen\u00ed na hypot\u00e9ku pl\u00e1nuje.<\/b>\u00a0Ka\u017ed\u00fd druh\u00fd z nich p\u0159itom musel v posledn\u00ed dob\u011b sv\u00e9 pl\u00e1ny ohledn\u011b p\u016fj\u010dky na nemovitost p\u0159ehodnotit. P\u0159edev\u0161\u00edm kv\u016fli rostouc\u00edm \u017eivotn\u00edm n\u00e1klad\u016fm (54 %) nebo proto, \u017ee \u010dekaj\u00ed na v\u00fdhodn\u011bj\u0161\u00ed ceny nemovitost\u00ed (35 %) \u010di na v\u00fdhodn\u011bj\u0161\u00ed podm\u00ednky hypot\u00e9k (31 %). Posledn\u00ed \u010d\u00edsla \u010cBA Hypomonitoru nazna\u010duj\u00ed, \u017ee trh za\u010d\u00edn\u00e1 o\u017e\u00edvat.\u00a0<\/span><\/div>\n<div><\/div>\n<div><i>\u201eHypote\u010dn\u00ed trh je od poloviny minul\u00e9ho roku ve v\u00fdrazn\u00e9m \u00fatlumu a po\u010det sjednan\u00fdch hypot\u00e9k se dostal na nejni\u017e\u0161\u00ed hodnotu za posledn\u00ed dv\u011b dek\u00e1dy. Polovina dom\u00e1cnosti pl\u00e1nuj\u00edc\u00edch hypot\u00e9ku sv\u00e9 rozhodnut\u00ed odlo\u017eila nej\u010dast\u011bji kv\u016fli rostouc\u00edm \u017eivotn\u00edm n\u00e1klad\u016fm nebo proto, \u017ee \u010dekaj\u00ed na\u00a0 v\u00fdhodn\u011bj\u0161\u00ed podm\u00ednky jak cen nemovitost\u00ed, tak \u00farokov\u00fdch sazeb. P\u0159\u00edzniv\u011bj\u0161\u00ed b\u0159eznov\u00e1 \u010d\u00edsla na hypote\u010dn\u00edm trhu sice nazna\u010duj\u00ed, \u017ee hypote\u010dn\u00ed aktivita m\u00edrn\u011b rozmrz\u00e1, st\u00e1le byl v\u0161ak leto\u0161n\u00ed b\u0159eznov\u00fd objem poskytnut\u00fdch hypot\u00e9k nejni\u017e\u0161\u00ed od roku 2014,\u201c<\/i>\u00a0\u0159\u00edk\u00e1\u00a0<b>Jakub Seidler, hlavn\u00ed ekonom \u010cesk\u00e9 bankovn\u00ed asociace.\u00a0<\/b><\/div>\n<div>\n<h4><span style=\"font-size: medium;\"><b>\u00darokov\u00e1 sazba, RPSN a v\u00fd\u0161e m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky hraje p\u0159i v\u00fdb\u011bru hypot\u00e9ky nejd\u016fle\u017eit\u011bj\u0161\u00ed roli<\/b><\/span><\/h4>\n<div><span style=\"font-size: medium;\">Zat\u00edmco je\u0161t\u011b p\u0159ed dv\u011bma lety bylo p\u0159i v\u00fdb\u011bru hypot\u00e9ky nejd\u016fle\u017eit\u011bj\u0161\u00ed doporu\u010den\u00ed finan\u010dn\u00edho poradce, dnes se j\u00edm \u010ce\u0161i p\u0159\u00edli\u0161 ne\u0159\u00edd\u00ed. Nejd\u016fle\u017eit\u011bj\u0161\u00ed je pro n\u011b \u00farokov\u00e1 sazba (46 %), RPSN (33 %) a v\u00fd\u0161e m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky (31 %).<br \/>\n<\/span><\/div>\n<\/div>\n<div><\/div>\n<div><i>\u201eJe to v celku logick\u00e9. Rostouc\u00ed \u017eivotn\u00ed n\u00e1klady a vy\u0161\u0161\u00ed \u00farokov\u00e9 sazby ukrajuj\u00ed z rodinn\u00e9ho rozpo\u010dtu v\u00fdznamnou \u010d\u00e1st. Ka\u017ed\u00e9 procento \u00farok\u016f je na v\u00fd\u0161i spl\u00e1tky zn\u00e1t. Proto d\u00e1vaj\u00ed \u010ce\u0161i jednozna\u010dn\u011b p\u0159ednost ni\u017e\u0161\u00edm spl\u00e1tk\u00e1m p\u0159ed doporu\u010den\u00edm finan\u010dn\u00edch poradc\u016f,\u201c<\/i>\u00a0uv\u00e1d\u00ed\u00a0<b>Michal Straka, specialista na finan\u010dn\u00ed trh agentury Ipsos.\u00a0<\/b><\/div>\n<h4><b>Nej\u010dast\u011bji \u010ce\u0161i pl\u00e1nuj\u00ed \u010derpat hypot\u00e9ku do 3 milion\u016f korun.<\/b><\/h4>\n<div>V\u00edce ne\u017e polovina z t\u011bch, kte\u0159\u00ed hypot\u00e9ku pl\u00e1nuj\u00ed, dofinancuje koupi nemovitosti \u010d\u00e1stkou do 600 tis\u00edc korun, co\u017e je dvojn\u00e1sobek toho, co nej\u010dast\u011bji vyd\u00e1vali ti, kte\u0159\u00ed ji\u017e hypot\u00e9ku maj\u00ed. Ka\u017ed\u00fd des\u00e1t\u00fd pak dofinancuje zhruba 800 000 \u2013 1 000 000 korun. Na dofinancov\u00e1n\u00ed pou\u017eij\u00ed \u010ce\u0161i, kte\u0159\u00ed pl\u00e1nuj\u00ed hypot\u00e9ku, p\u0159edev\u0161\u00edm sv\u00e9 \u00faspory (44 %), p\u011btina bude spolufinancovat hypot\u00e9ku s partnerem nebo partnerkou, 19 % vyu\u017eije \u00faspory ze stavebn\u00edho spo\u0159en\u00ed a 17 % si chyb\u011bj\u00edc\u00ed pen\u00edze p\u016fj\u010d\u00ed od rodiny.<\/div>\n<div>\n<h4><span style=\"font-size: medium;\"><b>Spl\u00e1tka hypot\u00e9ky ukroj\u00ed i polovinu p\u0159\u00edjm\u016f dom\u00e1cnosti<\/b><\/span><\/h4>\n<div><span style=\"font-size: medium;\">Hypot\u00e9ka p\u0159edstavuje zna\u010dnou z\u00e1t\u011b\u017e rodinn\u00e9ho rozpo\u010dtu. Ti, kte\u0159\u00ed hypot\u00e9ku ji\u017e spl\u00e1c\u00ed, na ni odv\u00e1d\u00ed nej\u010dast\u011bji mezi 20 \u2013 24 % z \u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu dom\u00e1cnosti. Pro ka\u017edou t\u0159et\u00ed dom\u00e1cnost spl\u00e1tka p\u0159edstavuje v\u00edce ne\u017e 30 % p\u0159\u00edjm\u016f. Pro porovn\u00e1n\u00ed, ti, co hypot\u00e9ku teprve pl\u00e1nuj\u00ed, o\u010dek\u00e1vaj\u00ed, \u017ee na spl\u00e1tce vydaj\u00ed nej\u010dast\u011bji v\u00edce ne\u017e 40 % \u010dist\u00fdch p\u0159\u00edjm\u016f dom\u00e1cnosti.\u00a0<\/span><\/div>\n<\/div>\n<div><\/div>\n<div><i>\u201eObez\u0159etn\u00e9 \u00fav\u011brov\u00e1n\u00ed je pro tuzemsk\u00e9 banky kl\u00ed\u010dov\u00e9,\u00a0 tak\u00e9 proto je kvalita \u00fav\u011brov\u00e9ho portfolia tuzemsk\u00fdch bank jedna z nejlep\u0161\u00edch v Evrop\u011b.\u00a0 A\u010dkoli pro 30 % dom\u00e1cnost\u00ed p\u0159edstavuje spl\u00e1tka hypot\u00e9ky v\u00edce ne\u017e t\u0159etinu jejich \u010dist\u00fdch m\u011bs\u00ed\u010dn\u00edch p\u0159\u00edjm\u016f, pod\u00edl nespl\u00e1cen\u00fdch, tzv. nev\u00fdkonn\u00fdch, hypote\u010dn\u00edch \u00fav\u011br\u016f se nach\u00e1z\u00ed st\u00e1le pobl\u00ed\u017e historicky nejni\u017e\u0161\u00edch hodnot, a to pod 0,6 %,\u201c<\/i>\u00a0vysv\u011btluje\u00a0<b>Jakub Seidler.\u00a0<\/b><\/div>\n<div>\n<h4><span style=\"font-size: medium;\"><b>Refixace m\u016f\u017ee spl\u00e1tku zvednout o n\u011bkolik tis\u00edc korun<\/b><\/span><\/h4>\n<div><span style=\"font-size: medium;\">Tak\u0159ka p\u011btina lid\u00ed refixovala svoji hypot\u00e9ku v minul\u00e9m roce. S nov\u00fdmi podm\u00ednkami fixace se vyrovn\u00e1v\u00e1 stejn\u011b dob\u0159e jako p\u0159edt\u00edm asi 70 % z nich. Dal\u0161\u00ed zhruba t\u0159etinu \u010cech\u016f s hypot\u00e9kou \u010dek\u00e1 refixace v n\u00e1sleduj\u00edc\u00edch dvou letech. Polovina z nich se p\u0159itom domn\u00edv\u00e1, \u017ee budou muset omezit z\u00e1kladn\u00ed v\u00fddaje, aby mohli spl\u00e1cet novou v\u00fd\u0161i hypot\u00e9ky. Nej\u010dast\u011bji o\u010dek\u00e1vaj\u00ed, \u017ee nov\u00e1 v\u00fd\u0161e \u00farokov\u00e9 sazby bude 4 nebo 5 %.\u00a0<\/span><\/div>\n<\/div>\n<div><\/div>\n<div><i>\u201eA\u010dkoliv hypote\u010dn\u00ed sazby klesaj\u00ed ji\u017e t\u0159et\u00ed m\u011bs\u00edc v \u0159ad\u011b, jde st\u00e1le o m\u00edrn\u00fd pokles a n\u00e1vrat na \u00farove\u0148 roku 2021, kdy se sazby hypot\u00e9k pohybovaly kolem 2 %, lze v n\u00e1sleduj\u00edc\u00edch letech o\u010dek\u00e1vat jen st\u011b\u017e\u00ed. Trh v sou\u010dasnosti p\u0159edpokl\u00e1d\u00e1, \u017ee p\u011btilet\u00e1 \u00farokov\u00e1 sazba, od kter\u00e9 se do velk\u00e9 m\u00edry odv\u00edj\u00ed sazby u hypot\u00e9k, se b\u011bhem dvou let sn\u00ed\u017e\u00ed o zhruba jeden procentn\u00ed bod. R\u016fst \u010di pokles hypote\u010dn\u00edch sazeb o jeden procentn\u00ed bod p\u0159itom znamen\u00e1 pro pr\u016fm\u011brnou 3milionovou hypot\u00e9ku zv\u00fd\u0161en\u00ed \u010di sn\u00ed\u017een\u00ed m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky zhruba o 1,5 a\u017e 2 tis\u00edce K\u010d,\u201c<\/i>\u00a0doplnil\u00a0<b>Jakub Seidler.\u00a0<\/b><\/div>\n<div>\n<h4><span style=\"font-size: medium;\"><b>Ceny byt\u016f a dom\u016f postupn\u011b klesaj\u00ed, 40 % \u010cech\u016f v\u011b\u0159\u00ed v jejich dal\u0161\u00ed r\u016fst<\/b><\/span><\/h4>\n<div><span style=\"font-size: medium;\">Podle dat z katastru nemovitost\u00ed zpracovan\u00fdch pro \u010cBA spole\u010dnost\u00ed Dataligence ceny byt\u016f i dom\u016f postupn\u011b klesaj\u00ed, v n\u011bkter\u00fdch regionech tento pokles \u010dinil v b\u0159eznu ve srovn\u00e1n\u00ed s vrcholem z poloviny lo\u0148sk\u00e9ho roku a\u017e v\u00edce ne\u017e dvacet procent. Re\u00e1ln\u00fd pokles cen ale \u010ce\u0161i nevn\u00edmaj\u00ed. T\u00e9m\u011b\u0159 40 % se domn\u00edv\u00e1, \u017ee ceny nemovitost\u00ed v n\u00e1sleduj\u00edc\u00edch letech je\u0161t\u011b porostou. Zhruba \u010dtvrtina je p\u0159esv\u011bd\u010dena o opa\u010dn\u00e9m trendu, \u017ee ceny nemovitost\u00ed budou klesat.<\/span><\/div>\n<\/div>\n<div><\/div>\n<div><i>\u201eT\u0159i p\u011btiny \u010cech\u016f souhlas\u00ed s t\u00edm, \u017ee kv\u016fli zdra\u017een\u00ed cen nemovitost\u00ed si nemohou dovolit koupi vlastn\u00edho bydlen\u00ed.
